STEP 1:
Pretreat tile and grout with an alkaline solution to break down dirt and oils.
Scrub the tile and grout, creating agitation, to further break down dirt and oils.
High pressure rinse the tile and grout. Extract all the solution, water and soils that can be removed.

TILE AND GROUT SEALANTS
Sealant is a topcoat of protection that helps prevent staining from spills, resists soiling and makes for easier maintenance. There are a variety of sealants to accommodate whatever look you're trying to achieve from matte to high sheen. The sealant penetrates the grout to protect against water and oild based staining. It is non-yellowing and does not change the appearance of the grout. This is the sealer most commonly used when no stains are present.
If your grout lines are old, stained or discolored, A1 can completely change its appearance by applying a colored dye to give the appearance of freshly regrouted lines. The dye does not affect your tiles and any excess material is wiped from the tiles after the grout lines completely dry. The dye contains an impregnating sealer which acts as a repellent to soils and makes routine cleaning easier.

TIPS TO MAINTAIN TILE AND GROUT BETWEEN PROFESSIONAL CLEANINGS
Do not clean with harsh chemicals, muriatic acid or floor strippers, vinegar, bleach, ammonia, general purpose cleaners, bathroom cleaners, dry abrasive cleansers or tub and tile cleaners.
Dust or carefully vacuum tiled surfaces frequently.
Clean tiled surfaces weekly, using a few drops of original blue Dawn dishwashing liquid in a spray bottle filled with water. Spray the mixture on a 4' x 4' area of tile and grout. Clean using a flat mop with a removable microfiber pad. After distributing the cleaning solution, completely rinse the pad and mop again to rinse the floor. Proceed through the remainder of the tiled surfaces cleaning small sections one at a time.
Never apply other sealers or coatings after the tile and grout have been professionally sealed.
Clean up spills immediately to avoid staining the tile and grout.
Use trivets or mats under hot dishes and cookware.
Use coasters under glasses and cups.
Use placemats under china, ceramics, silver and other material that can scratch tiled surfaces.
Place rugs or mats at entryways to trap soil carried on feet and shoes.
